Mortgage firm will open office in first floor of USOC building

The U.S. Olympic Committee will have a neighbor in its downtown headquarters building.

Freedom Financial Services, a Colorado Springs mortgage company, will lease about 5,000 square feet on the building’s first floor at 27 S. Tejon St. Freedom will move in within four to five months, said Tim Leigh, a commercial broker who represented Freedom.

The building’s high-profile location at Tejon and Colorado Avenue, the USOC’s  presence and the thousands of workers and visitors who pass by the corner were some of the reasons Freedom liked the site, he said.

The building has a short but checkered history. Its top five floors are owned by a nonprofit city government entity and are being leased to the USOC, which moved in this year after 32 years in aging quarters on Boulder Street. The city bought the five floors from LandCo Equity Partners, the Springs developer who was ousted from a controversial deal between the city and USOC that provided $42.3 million in incentives to keep the USOC in town.

Most of the first floor and all of the basement, however, remain privately owned and are being leased by 27 South Tejon Partners, a group of private investors with a majority stake in the space, and 27 South Tejon Investors, which LandCo controls.
